MITIE’s Built Environment business, a part of the FTSE 250 strategic outsourcing and energy services company, has won a major design and build contract worth £10.5m with Eastgate Holdings Ltd at 8 Fenchurch Place, in the heart of the City of London.
The contract for Eastgate Holdings Ltd, a company supported through a Joint Venture between PMB Holdings and AREA Property Partners, was awarded under competitive tender. MITIE will deliver a refurbished 100,000 sq. ft. building, ensuring that the completed development is an attractive letting proposition.
The building will be stripped back to shell and core, with the refit being taken back to CAT A. The fully refurbished building will feature new floors and ceilings with a new mechanical and electrical infrastructure. When finished, 50% of the building will accommodate an occupational density of 1:6 and the remainder at 1:10.
There will be a new reception area with a double height illuminated stone portal and full height glazing. The reception will feature stone flooring, feature walls and a bespoke lighting design.
One of the key challenges of the project is the interface with the rail system as the site is directly above Fenchurch Street overground station with associated trackside works and a refurbishment of the station’s listed stone entrance façade. This will require significant out-of-hours working for key activities such as facilitating steelwork deliveries and craning main plant deliveries to the roof.
A new more efficient main plant will be installed ensuring more cost effective heating and ventilation. The building is targeted to achieve a BREEAM rating of ‘Very Good.’ The project will be completed by November 2012.

MITIE will continue to offer standalone interior fit-out and mechanical and electrical engineering services.
