Surplus hospital land will become stylish homes in Surrey

Waverley Borough Council has approved detailed plans for 104 new and refurbished homes on surplus public sector land at Upper Tuesley in Surrey.

The overall development will include homes designed for a variety of potential home owners including refurbished 1930s homes, new open market housing, new homes for those on the housing needs list, and plots for aspiring self-builders or those that want to customise a home.

This good news follows on from the HCA submitting an outline plan to provide up to 120 homes in total on land to the south and east of Milford Specialist rehabilitation Hospital which was rubber stamped in June 2013.

The land is being sold to Barratt Homes by the HCA and includes surplus land and buildings around the Hospital. The hospital itself will remain operational. Ten of the plots are earmarked for people who want to build or customise their own home, supported by Government investment.

Ken Glendinning, Head of Area for the HCA in Surrey says: “The HCA has a crucial role to help public sector partners, like Waverley Borough Council, provide more homes in their local areas, sometimes this is through funding but also we can help them by using surplus government land.

"Upper Tuesley is not only an excellent example of how this surplus public sector land can benefit local areas, but also how it can be used to provide affordable housing where it can be very difficult to get onto the housing ladder or there may be a low supply and 40 per cent of the homes here will be accessible to those on the housing needs list.”

As well as ‘accelerating’ the delivery of this site, unlocking the land and marketing the site for sale, the HCA has worked very closely with all partners including Waverley Borough Council and has been guided by them to make sure the development meets the housing needs specific to the local area.

There will be 48 homes in total being developed by Thames Valley Housing Association as part of the development and they will be located throughout the site and be indistinguishable from the open market housing.

Ken concludes: “This will be a great development which provides a wide variety of homes in a fantastic location and we’re really pleased it has the got the go ahead. I am personally looking forward to seeing the quality of homes that will be built here.”
