Westleigh to build affordable homes in Nottinghamshire

A housing partnership scheme between Westleigh, Broxtowe Borough Council and Nottingham Community Housing Association (NCHA) will transform two outdated retirement homes into 37 affordable new properties this year.

Wyndham Court, in Chilwell, and Peatfield Court, in Stapleford, Nottinghamshire, were both built in 1971 and are among the council’s oldest retirement complexes. They have proved difficult to let over a number of years and according to the council are, ‘no longer fit for purpose.’

As a result the council is planning to regenerate the sites by replacing them with much needed modern housing for the benefit of local communities and all affected residents have been successfully relocated to new homes with the help of an allocated key worker.  

The two developments make up the second phase of a wider Browtowe Borough Council project which will see a total 114 new affordable homes built across seven different sites.

At Peatfield Court, in Stapleford, 21 new homes will be constructed by Westleigh. The £2.1m project will include a mix of 14 three and four bedroom properties, four single bedroom flats and three homes which meet the criteria set out by the Lifetime Homes Standards, ensuring that they are adaptable to residents needs throughout their lifetimes.

Three bungalows will also be constructed by Westleigh for Broxtowe Borough Council on an adjacent former garage site as part of wider development at the Peatfield Court site. This is part of a new council property building programme which is taking place across the borough.

At Wyndham Court, Chilwell, 14 new affordable properties will be built by Westleigh providing a mix of two and three bedroom homes and one bedroom flats, the project will costs £1.24m.

Funding for all the properties has been partly secured through a grant investment from the Homes and Communities Agency (HCA).  

Gary Turner, Head of Investment and Partnership at Westleigh, commented, “We are very proud to be working with such a forward thinking authority like Broxtowe Borough Council and the NCHA to bring these new homes to fruition. They will help to meet the continued rise in demand for affordable housing and revive outdated areas in the Nottinghamshire area.”

Councillor Milan Radulovic, Leader of Broxtowe Borough Council and Portfolio Holder for Housing and Strategic Planning, said, “The developments at Wyndham Court and Peatfield Court represent a key stepping stone for affordable housing within the borough and the council is delighted to be supporting this scheme which will make much needed, high-quality and affordable properties available in the area.”

Allan Fisher, Assistant Director of Development and New Business at NCHA, commented, “This is part of an on-going partnership and programme between Broxtowe Borough Council and ourselves which will see a boost to the supply of affordable housing in the area, with homes being developed for both parties. We are now working with Westleigh in the construction phase and look forward to bringing these new homes forward for the benefit of local communities.”

Westleigh is part of the Homes & Communities Agency Delivery Partner Panel on both the Midlands and Northern lots and works closely together with housing associations to build affordable new homes through the East and West Midlands, South Yorkshire and Cambridgeshire.
