ISG has successfully completed an exclusive luxury home conversion with new build subterranean leisure complex following a £9.5 million project in conjunction with the developers Capital Residential Management Ltd.
Located adjacent to Hampstead Heath, 34 The Bishops Avenue fulfils the high end residential remit of the client’s development portfolio, which only includes properties in 13 exclusive postcodes. Combining complete renovation and refurbishment of a three-storey executive home, with the construction of an 8,900 sq. ft. basement running the full length of the property’s 145 ft. garden, the phased project involved bespoke specification and immaculate finishes throughout.
The impressive basement construction was carried out as part of the first phase, which also included the construction of a garden reception building to link the new subterranean structure to the existing house. During this period ISG was also responsible for delivering a contemporary landscaping design to the extensive gardens, including terraces and water features.
The second phase of the development focused on the strip out, refurbishment and extension of the existing house, the renovation of the property’s guest house and fit out of the new garden reception and basement structure. The high specification leisure facilities contained within the basement include a large swimming pool, sauna, steam room and spa, along with a gym, cocktail bar and a catering kitchen. Access is provided via three lifts and two feature staircases from the main house and the garden reception building.
Working in close collaboration with the client and design team, ISG was responsible for sourcing hand-made fixtures and fittings from around the world to realise the vision for this exceptional home. The project also included a complex mechanical and electrical installation, delivering leading edge AV and intelligent control systems throughout the property.
