Leading building and refurbishment specialist, Conamar, has completed the refurbishment of two Howard de Walden Estate projects near Regent’s Park, in London W1.
The project at 71 Wimpole Street involved the refurbishment of a high quality maisonette on the third and fourth floors of the building. It was a full refurbishment, which included removing all fixtures and fittings, installing a bespoke kitchen, new wardrobes and cabinetry. New mechanical and electrical installations were also undertaken and the property was fully finished throughout.
Neil Dower, Managing Director at Conamar, said: “Conamar has been working with the Howard de Walden estate for nearly three years, and has completed a number of projects in this time. The primary challenge on this project was the preservation of the heritage of the building. 71 Wimpole Street is Grade II listed, and it was key that the integrity of the building’s history was maintained throughout the refurbishment.”
The listed building status meant that Conamar utilised all the existing doors, windows, skirting boards, architraves and the staircase where possible; if the existing materials were unsalvageable, Conamar recreated these to look like the original designs.
Another challenge on the project was that the rest of the property was occupied throughout the construction process. In order to minimise disruption to the existing occupants, Conamar erected a scaffold the full height of the building enabling all materials and access through this scaffold rather than through the occupied areas.
The Howard de Walden Estate owns, leases and manages approximately 92 acres of real estate in Marylebone, Central London.
The refurbishment of 50-52 New Cavendish Street has prepared the property for medical purposes. The project, a full refurbishment, included the construction of a new internal passenger lift and shaft, façade alterations, structural alterations, full internal reconfiguration, and new mechanical and electrical installations. Associated work includes the extension of new fire and smoke detection systems, and the renewal of windows to 18 Marylebone Mews.
