O&H’s mixed-use development in Mayfair is under construction. Designed by Foster + Partners and occupying a significant corner site on London’s New Bond Street and Grafton Street, the project will create high-end retail and flexible office space in the heart of Mayfair.
The scale, rhythm and materiality of the building’s facade provides a highly contextual yet contemporary response to its historic surroundings.

Its high-performing façade features generous shopfront vitrines and cantilevered bay windows that naturally ventilate the building.”
Retail is located on the lower ground, ground, and first floors of the building, while levels two to six are flexibly designed to accommodate additional retail or office space. Level five is set back and features an outdoor terrace with integrated planters to create a healthy green space for occupants.
The building’s roof has a unique geometry to integrate the mechanical plant and PV Panels, is clad in zinc shingles, and comprises large mansard windows with clear lines of sight along Albemarle Street towards Piccadilly.
The street-facing retail area features large shopfront vitrine windows, with bronze metal framing, which are positioned between profiled brick portals made from artisan bricks. The flexible floors above are clad with a solid brick façade and cantilevered bay windows, featuring bespoke metal profiles, CNC-shaped glass panels and a discreetly integrated natural ventilation system.
The façade design’s beautifully crafted elements draw on the high standard of craftsmanship and quality of finish found in the local area.
