BRE has revealed the winners of its annual BREEAM Awards 2025 – a celebration of the projects, organisations and people leading the way in sustainable building design, development and management.
BREEAM has been the world-leading sustainability assessment method for planning projects, infrastructure and buildings for over 30 years. There are now nearly three million BREEAM-registered buildings across 104 countries.
This year’s submissions boasted the widest variety of projects to date, from a shopping mall in Madrid to revitalised offices in London’s financial core. These projects reflect BREEAM’s continued expansion and relevance across Europe’s most dynamic markets and beyond.
ZiHaus, the ‘house without heating’ from Germany, is a unique example of innovation in action. Taking home the award for the Best In-Use Residential Project, its pioneering concept combines architecture and technology to demonstrate how a high level of comfort and energy autonomy can be achieved without relying on conventional heating, ventilation or air conditioning – all while maintaining carbon neutrality.

The launch of BRE’s forthcoming Version 7 update to BREEAM will further propel the commercial real estate industry towards a more sustainable future. The rollout of more comprehensive carbon benchmarking metrics, coverage of all lifecycle stages, and streamlined data collection will enable users to continue benefitting from the latest built environment innovations backed by a rigorous, science-led methodology.
