BRE announces winners of BREEAM Awards 2025

BRE has revealed the winners of its annual BREEAM Awards 2025 – a celebration of the projects, organisations and people leading the way in sustainable building design, development and management.

BREEAM has been the world-leading sustainability assessment method for planning projects, infrastructure and buildings for over 30 years. There are now nearly three million BREEAM-registered buildings across 104 countries.

This year’s submissions boasted the widest variety of projects to date, from a shopping mall in Madrid to revitalised offices in London’s financial core. These projects reflect BREEAM’s continued expansion and relevance across Europe’s most dynamic markets and beyond.

ZiHaus, the ‘house without heating’ from Germany, is a unique example of innovation in action. Taking home the award for the Best In-Use Residential Project, its pioneering concept combines architecture and technology to demonstrate how a high level of comfort and energy autonomy can be achieved without relying on conventional heating, ventilation or air conditioning – all while maintaining carbon neutrality.

Other standout projects included:

  • Lombard Street 3rd Floor West in London. This won Best Refurbishment & Fit-Out Project for its thoughtful retrofit, reusing existing materials to optimise energy and deliver exceptional sustainability outcomes.
  • The Warsaw Trade Tower in Poland, which was awarded the BREEAM Lifecycle Award, recognised for its holistic approach to sustainability across the building’s entire lifespan.
  • Jonas in the Netherlands which won two awards, including a People’s Choice. This project is a zero-energy residential building incorporating nearly 300 homes, and its architecture and material selection encompass concepts of shelter, traditions of shipbuilding and reflect the harbourside location.

The launch of BRE’s forthcoming Version 7 update to BREEAM will further propel the commercial real estate industry towards a more sustainable future. The rollout of more comprehensive carbon benchmarking metrics, coverage of all lifecycle stages, and streamlined data collection will enable users to continue benefitting from the latest built environment innovations backed by a rigorous, science-led methodology.

BREEAM New Construction Commercial Award

  • WINNER: vocoZeal hotel, Exeter, UK
  • HIGHLY COMMENDED: Nova, Oxford, UK


BREEAM New Construction Residential Award

  • WINNER: Jonas, Netherlands


BREEAM Refurbishment and Fit-Out Award

  • WINNER: Lombard Street Third Floor West, London


BREEAM In-Use Commercial Award

  • WINNER: Intu Xanadú, Spain
  • HIGHLY COMMENDED: Arghezi 4, Romania


BREEAM In-Use Residential Award

  • WINNER: ZiHaus, Germany


BREEAM Lifecycle Award

  • WINNER: Warsaw Trade Tower, Poland


GRESB Portfolio Integration and Commitment Award

  • WINNER: Nepi Rockcastle, Central and Eastern Europe


People’s Choice – Commercial Award

  • WINNER: Panattoni Park Poznan A2 – hall B for H&M, Poland


People’s Choice – Residential Award

  • WINNER: Jonas, Netherlands


BREEAM ESG Rising Star Award

  • WINNER: Adrian Pop of ADP, Romania
  • HIGHLY COMMENDED: Joshua Wong, Head of Sustainability at Hong Kong and Shanghai Hotels


BREEAM ESG Outstanding Achievement Award

  • WINNER: Morgan Taylor, Director of Greengage, UK


BREEAM Assessor Company Award

  • WINNER: JWA, Poland
  • HIGHLY COMMENDED: Carbon.Climate.Certified, UK
