The Planning Inspectorate has granted permission for the John Lewis Partnership’s flagship Build-to-Rent (BtR) scheme in West Ealing.
This landmark decision - a significant milestone in the Partnership’s ambition to grow their BtR portfolio in tandem with ABRDN - enables the comprehensive redevelopment of the existing supermarket to deliver:
Matt Lloyd-Ruck, associate director within Savills’ London Planning team, says: “The outcome stands as a testament to the sustained commitment and effort that went into delivering the Partnership’s ambitions to expand its Build-to-Rent portfolio.
"The benefits of the scheme are clear: at a time of acute housing need in London, this permission will secure 428 new rental homes, including a proportion of tenure blind affordable homes above policy requirements, directly managed by JLP to ensure efficient delivery and long-term stewardship.”

Savills has worked in close partnership with John Lewis over the past five years, since inception, to realise this transformative vision for West Ealing. This success follows a rigorous three-year planning process and a 12-week public inquiry, having appealed for non-determination.
Julian Carter provided expert planning evidence for the public inquiry, and the planning team was led by Matt Lloyd-Ruck, with support from Amelia Hunt and Lara Wilks. Wesley Ankrah provided Social Value consultancy services.
Legal representation was provided by Town Legal and Rupert Warren KC. The scheme was designed by Lifschutz Davidson Sandilands.
