The Hill Group has secured planning permission for the third and final phase of Marleigh, its vibrant new neighbourhood on the eastern edge of Cambridge.
The approved plans will deliver 423 new homes, bringing the total number of homes at the development to 1,391 - establishing Marleigh as a key residential destination for the region.

The Cambridge Council planning committee praised the design-led approach, noting the seamless integration of green spaces and the high-quality architecture showcased throughout the development.
The final phase of Marleigh will provide a range of housing options including private sale, shared ownership and affordable rent. Working with architects JTP, Marleigh has been carefully designed to blend housing with extensive green spaces and community-focused amenities. The homes will include apartments, terraced homes, semi-detached and detached houses designed to complement the neighbourhood’s character and create an attractive place to live. The majority of homes will feature a dual aspect, with all apartments benefitting from private balcony spaces.
The plans take a landscape-focused approach emphasising the integration of green open spaces for recreation and biodiversity. Prominent green spaces include Beta Park, The Stoop and a community garden all offering residents inviting areas to connect with nature and each other. Extensive tree planting along the streets has been prioritised to create a green, leafy neighbourhood and a welcoming environment.

Community facilities remain a central focus for residents, with Jubilee Square already serving as the vibrant heart of Marleigh. The latest plans include further improvements to pedestrian and cycle links, ensuring seamless connectivity to Cambridge City Centre, Cambridge North Station, Fen Ditton, the surrounding countryside, and National Cycle Route 51.
