Mace commences construction on Woolgate development

Mace, the international construction and consultancy company, has begun construction on the redevelopment of Woolgate, an iconic headquarters building.

The project will transform the existing building so that it responds to the needs of modern office occupiers, providing 320,000 sq. ft of reimagined and sustainable workspace.

The nine-storey building will feature a 4,000 sq. ft. communal roof terrace along with a new rooftop ‘pavilion’ events space offering panoramic views of St. Paul's Cathedral and the iconic City tower cluster.

Woolgate will feature a host of additional amenities, designed to promote productivity in the workplace. Over 20,000 sq ft of private terraces will provide outdoor areas designated to relaxation and collaboration. These landscaped outdoor spaces will enhance the wellbeing of tenants, whilst providing urban greening, biodiversity, and first-class public realm for the local area.

Mace is leading on an ambitious strategy to retain 98% of the existing structure by repurposing and reusing the property. The all-electric building will be net zero carbon in construction and operation. To further minimise its environmental impact, the Woolgate redevelopment has secured 100% green power purchase agreements (PPAs) and is targeting a 4.5-star NABERS rating and BREEAM Excellent certification.

Accessibility and connectivity are paramount at Woolgate, with enlarged dual access and receptions from Basinghall Street and Coleman Street. The prime location of the development situates itself within a convenient 10-minute walk to seven mainline stations, providing connectivity across London and beyond.

Construction is set to complete early 2025. Ged Simmonds, Managing Director for Offices at Mace, said: “We are delighted to be part of such an ambitious scheme that puts sustainability at its heart, providing world-leading office space for current and future City workers. We look forward to working alongside Stanhope and our partners to bring the exciting vision for Woolgate to life.”

Laura Collins, Project Director at Stanhope at Stanhope said: “Our vision for the Woolgate redevelopment is to create a transformative space that combines sustainability, innovation, and functionality. We are excited to reimagine this landmark building and deliver a state-of-the-art headquarters that promotes productivity, well-being, and connectivity. With its innovative amenities and commitment to preservation and green practices, Woolgate will set new standards in commercial real estate, reflecting our dedication to shaping the future of workspaces."
