Quadrant, the UK real estate asset management and development company, has received consent from Wandsworth Borough Council to create a 12-storey, 240,000 sq ft office building on the site of the Royal Mail’s former south London depot in Nine Elms.

Quadrant completed the purchase in partnership with AIMCo, on behalf of its clients, in December 2020 and, having secured planning, intends to create a building focused heavily on the occupier’s experience and interaction with nature.

Extensive internal planting, on-floor terraces, opening windows and the roof terrace all work to bring the outside in, connecting occupiers to their surroundings. Smart technology has been weaved into the design, making the interaction between occupiers and the building both seamless and sustainable. The building will target BREEAM Outstanding, Wired Platinum and Well Platinum-enabled. Ultimately the development aims to nurture innovation and collaboration whilst supporting the wellbeing of occupiers.

Planning was applied for at the end of December 2020 and the scheme received overwhelming support from the planning committee. Councillors commented on the thoughtful and meticulous approach which will provide exciting office space to support the return to the office. Deputy Chair of the Planning Committee, Councillor Richard Field, said the designs were a "really good example of what is required for this area of London”.

Construction is due to start this summer. Tristram Gethin, Founding Partner at Quadrant, said: “Receiving consent for Plot A is a huge step forward for this site and is exciting for us and the Nine Elms community. The space we’ll create here will be well suited to post-pandemic occupiers, with a focus on collaboration, wellness, sustainability and quality.”

“With the US Embassy and Apple creating a new campus close by, we expect strong demand for office space in Nine Elms. The considered design we have developed is aimed at accommodating the wide variety of occupiers seeking out offices that nurture innovation and creativity.”
