Proposal approved for Gateway to Sutton Redevelopment

S2 Estates has been granted planning permission to redevelop an identified opportunity site in Sutton, South West London. The proposal features a 103-bedroom Travelodge Hotel with retail on the ground floor.

The scheme is in the heart of the area known as Sutton Green Village on the site of a former Burger King drive-through restaurant. The development acts as a gateway into the town centre from the north and will provide local jobs and bring economic benefit to the local area.

The north end of Sutton High Street has a number of major opportunity sites. This approval is the first of the sites to be developed, setting a standard for high quality design.

Assael Architecture’s scheme shows sensitivity to the existing street scene whilst providing a landmark and contemporary building. In particular, care has been taken to ensure that the design does not affect an adjacent listed building, The Prince Regent Pub, and its setting. The design is a continuation of the retail high street and a sensitive transition from the Victorian buildings. Floating above a glazed retail frontage, the main element of the building is clad with a patchwork of aluminium rainscreen tiles running horizontally, interspersed with elegant vertical strip windows reinforcing the high quality design for this important gateway intersection for Sutton.

Following a thorough consultation process, the local residents have been closely involved with the design of the scheme to ensure the privacy they currently enjoy is maintained and that the development will benefit the local community. Public consultation and liaising with local businesses has informed the design of the proposals.

The scheme has been granted planning permission by Sutton Council.
