ISG has been awarded a £5.5 million project by development managers Medici Asset Management, with backing from Oakvest, to deliver a mixed-use luxury residential and office scheme in a fashionable area of Notting Hill.
The project at Westbourne Grove Mews sees ISG carefully demolish the existing warehouse building currently occupying the site, whilst retaining party walls at both sides and the rear of the property.
The contractor will then build two three-bedroom homes, which feature two-storey basement accommodation, alongside 2,131 sq ft of high specification office accommodation. The design of the two-storey building will be in keeping with the surrounding built environment, with traditional London brick, aluminium windows and a pitched, slate roof.
Scheduled for completion in October 2014, the challenging programme requires extensive excavation to create the two-storey basement structure, with piling works at the front of the property and underpinning to the three party walls. ISG will employ a ‘top down’ construction methodology, initially constructing the ground floor slab, then building above and excavating below ground simultaneously, to reduce the overall construction programme. Added complications include no on-site storage facilities and the requirement to provide full access for both business and residential neighbours within the tightly confined location.
Once completed, the luxury homes will each feature a swimming pool, media room and gym within the two-storey basement. The specification also includes secure off road parking provision for residents, with ISG installing a double car stacker system within the basement. The residential properties will be luxuriously appointed and feature bespoke carpentry, natural stone finishes, high-end AV controls and a sophisticated building management system.
