Approval for mixed-use development in North London

Sustainable development and urban regeneration specialist Igloo has won planning approval for a £10m mixed-use scheme with 25 low energy homes in north London.

The development, on the formerly derelict site next to Caledonian Road and Barnsbury Overground station, involves the restoration of a Victorian townhouse, which will be converted to a ground floor retail studio with two homes above. A stable block to the rear will be turned into a creative workspace

The project also includes a new 21-unit apartment building plus a pair of semi-detached houses, designed by project architect Brady Mallalieu. The homes target Code for Sustainable Homes level 4, with an Energy Performance Certificate (EPC) A rating.

Sustainability features will include: solar photovoltaic panels; high levels of insulation and airtightness; mechanical heat recovery and ventilation;   combined heat and power technology; and secure cycle storage.

Construction is due to start shortly, with completion set for autumn next year.

The Igloo Regeneration Fund is a partnership of pension, life and charity funds managed by Aviva Investors, which invests in sustainable urban regeneration across the UK, either directly or via joint venture vehicles, Blueprint (with the Homes and Communities Agency), Bigg Regeneration (with Scottish Canals) and Carillion Igloo.
