A good win at Home for Bolton

Social Housing providers Bolton at Home chose Web Dynamics’ TLX Gold to help it overcome some common installation hurdles during the refurbishment of privately owned terrace properties within the Great Lever Renewal area of Bolton.

TLX Gold, a two-in-one breathable multi-foil and roofing membrane ensured that a re-roof, as part of the organisation’s social housing upgrade, eliminated condensation risk and helped manage the issue of maintaining the roof line of the terraced houses.

Bolton at Home, an Arms Length Management Organisation (ALMO) established in 2003, is responsible for the management of Bolton’s 18,200 council properties and their neighbourhoods. The organisation had previously used TLX Silver on a number of other projects but in this instance saw the immediate benefits of using TLX Gold in this type of upgrade work.

TLX Gold, part of the TLX range of products which achieved LABC Registered Systems Status last year, not only improves thermal performance of a roof with no condensation risk but its installation is less invasive. It helps manage issues arising from raising the roof line of a property – allowing the roof line to be maintained.

The product is installed in the same way as a standard roofing felt and by combining breathable reflective foil layers with a waterproof breathable upper surface the product allows moisture vapour to pass through. It is installed above existing insulation and can be used when upgrading or renovating a roof with no condensation risk.

The product was installed externally which meant that contractors didn’t need access to the loft space ensuring fewer disturbances to residents and the interior decor of the loft. Garry McGreavy, building surveyor for Bolton at Home said: “We had not used TLX Gold before although we were aware of other products in the range. We had no problems with the installation – it was quick to install and as a combined insulation and roofing membrane helps to keep the costs down on a project. It was also readily accepted by Building Control who are keen to use multi-foil insulation in roof refurbishments containing attic bedrooms.”

Web Dynamics recently achieved LABC Registered Systems Status for its full range of TLX products. Registered Systems Status part of LABC Registered Details, aims to simplify approvals and streamline the building administration process. Once a building system has received `registration’ by LABC it is recognised nationally by all LABC surveyors in England and Wales.  Surveyors can share technical details and recognise decisions made by others in the network - cutting down time spent on checking and approvals.
