Mace has been appointed by Hertshten Properties as construction partner for the development of 85 Gracechurch Street, a 32-storey mixed-use tower set to transform the heart of the City of London.
Located within the Leadenhall Conservation Area and adjacent to the Grade II Listed Leadenhall Market, the scheme, designed by global architecture practice Woods Bagot, will replace a 1930s office building with approximately 235,000 sq. ft of state-of-the-art office space, cutting edge end of trip facilities and event space with a 270-degree terrace.
Set to become one of the greenest tall buildings in London, the all-electric development is designed to meet or exceed the environmental standards of both the Greater London Authority and the City of London. It is targeting BREEAM Outstanding rating upon completion—placing it among the most sustainable buildings in the capital.
The design features energy efficient mechanical systems, extensive urban greening, natural ventilation, and 444 cycle parking spaces, including an automated cycle hub for visitors.
The site’s archaeological heritage has played a role in shaping the vision for the building. Excavations have revealed substantial remains of London’s first Roman Basilica which will be displayed in situ - creating a destination that connects the City’s storied past with its future.
A reinstated pedestrian route between Gracechurch Street and Lime Street Passage will improve connectivity and support Leadenhall Market’s transformation into a vibrant, seven-day-a-week destination.
Following Mace’s successful tender, the team has now entered the Pre-Construction Services Agreement (PCSA) phase. Completion is scheduled for 2030.
