Offering the unique ability to reduce downtime while providing cost and time savings, Forbo Flooring Systems’ innovative adhesive-free sheet vinyl collection, Modul’up, was chosen for the refurbishment of a busy high-rise office building in Manchester.
Located in the heart of Manchester’s Green Quarter, The Peninsula is a high-rise commercial building with a number of different occupants including global employment law consultancy, Peninsula, across the thirteen-floor office space.
The milling area on the ground floor, which is used as a waiting area and leads to a number of meeting rooms, is subject to high footfall and the existing floor covering urgently needed replacing after years of wear and tear.
Shaun Bradbury, Managing Director at Wrennalls Group, said: “My role in the project was to source an alternative floor covering that could be easily and quickly applied, with minimal fuss, mess and disruption to daily operations, as the building is in-use 24 hours a day. The main challenge therefore, was to find a suitable floor covering that saved time, money and reduced potential downtime for the client.
“I recommended Forbo’s Modul’up, which is an adhesive-free sheet vinyl and part of Forbo’s FastFit collection, as it could be installed while the premises were still in use and is the ideal solution for environments where prolonged downtime is not an option. Unlike the installation of traditional vinyl, there is no setting time or drying time involved so the floor was ready for use as soon as it was installed. We came in on a Saturday morning, completed the fitting over the weekend, and the floor was ready to walk on by 8am on the Monday, in time for the working week.”
Approximately 150m2 of Modul’up Compact in the Dove colourway was installed in the milling area on the ground floor of The Peninsula. The unique loose lay floor covering offers excellent dimensional stability, requires no adhesive, tackifier or double-sided tape and is ideal for high traffic applications, as it is easy to clean and provides excellent indentation resistance. Thanks to the double structural stabilisation system, whereby two layers of fibreglass fleece are incorporated within the construction (compared to only one layer in standard vinyl), the sheet vinyl will not curl, ruck or roll once installed.
Shaun continued: “Using Modul’up meant that minimal preparation of the subfloor was required, our contractors were able to lay the floor covering straight over the existing resin terrazzo floor, resulting in no mess or waste disposal involved. If we would have needed to rip up the existing floor, we would have had to hire skips. As such, the product was an excellent cost-effective and sustainable solution for the client. The installation process was quick and straightforward, the product went down easily, and the flooring in place looks fantastic.”
At the end of its service life, Modul’up can be easily recycled due to there being no adhesive residue stuck to the back of the material. The quick and easy removal of Modul’up, along with its ability to be installed with minimal disruption makes it a truly hassle free, cost saving and attractive sheet vinyl option for various environments including offices, healthcare and leisure and hospitality.
Liz Davies, Building Manager at Rain City Properties, said: “Our tenants use this area on a daily basis, and we are all very happy with the installation of Modul’up. The grey design complements the rest of the space really well and the floor covering has been very easy to clean and maintain so far. The fact that the contractors could come in and install the product so quickly over one weekend and have it up and running ready for a busy working week is remarkable.”
