Her Majesty’s Courts and Tribunals Service (HMCTS) choice of Bruntwood’s Centre City as its new home for the Employment Tribunal in Birmingham heralds the city’s biggest letting of the year so far.
Taking 30,000 sq ft across four floors, the 10-year deal is a move to better quality facilities with first class customer service and, most importantly, it represents a substantial cost saving.
Occupation of the new facility will commence in early 2013. The existing leased property will be returned to the landlord.
As the leading provider of office space in the UK’s regional cities, the deal brings Bruntwood’s total lettings for the year so far in Birmingham to 48,000 sq ft across its three buildings, Mclaren, Centre City and Cornwall Buildings.
The Employment Tribunal space will include 15 hearing rooms and support offices. As a key member of Bruntwood’s team that negotiated the agreement, Rob Valentine shares how such a price-competitive deal was offered, “We’ve been able to achieve this by listening to HMCTS and providing intelligent and innovative solutions, such as dovetailing its category A and B requirements, to deliver the specification and cost certainty needed whilst meeting its budget.”
Located within the heart of the city centre, just two minutes’ walk to New Street Station and countless public transport routes, Centre City is Bruntwood’s latest acquisition.
The building is also located adjacent to the Bull Ring shopping centre and is soon to be joined by a John Lewis store as one of its neighbours.
The 20-storey 208,000 sq ft building with 206 car parking spaces is already home to Legal & General and Ofwat and provides a range of flexible office space, many of which benefit from panoramic views across the city. Bruntwood plans to invest a total of £4.675m into the refurbishment and development of Centre City, which will include a complete entrance and reception refurbishment scheme.
With just 21k sq ft remaining in the building and interest in the space remaining strong, Bruntwood is urging interested organisations to get in touch sooner rather than later.
Work will start on the refurbishment and fit out in November, with a target date for completion mid Feb 2013.
