Property maintenance contractor Novus Property Solutions has ensured families living in a converted jute mill will be able to enjoy more comfortable homes following an investment of £200,000 in new windows by affordable landlord Home Scotland.
Novus, which has an office in Dundee, was appointed by the not-for-profit housing provider to replace more than 100 windows at a former mill in Forest Park Place in the city.
Over a six-week period, the Novus team replaced 103 windows overcoming challenges presented by heavy timber window frames and an occupied building.
As part of its commitment to maintaining homes, Home Scotland decided to replace the original windows which were nearing the end of their life. Architects JP Associates specified bespoke frames, which were manufactured in Scandinavia and finished with a striking blue coating.
A team of eight Novus staff removed and fitted the windows from the exterior of the category A listed building, using mobile elevated working platforms to manage the weight of the frames, while adhering to Novus’ usual robust health and safety standards.
As well as replacing and fitting the frames, the Novus team repaired damaged stonework on the 19th century building, supplied and fitted bespoke blinds in the majority of properties and also carried out internal and external decoration works
Novus’ site manager communicated with the tenant liaison officer to keep residents updated with the work so operations ran smoothly and to deadline for all stakeholders.
Novus has an ongoing partnership with Home Scotland and provides reactive maintenance services to more than 3500 of its properties.
Allan Milligan, operations manager at Novus, said: “The main challenge in this project was the weight and size of the specified windows. As a team we overcame this by removing the opening sashes to the frames and fitting these separately, which made the work more straightforward.
“The weather and working around residents also presented challenges, but a spate of good weather and regular communication ensured we avoided potential issues. Overall, this contract was a complete success and we delivered the desired results for Home Scotland.”
