Enterprise Zone site poised for development

Potential developers are being sought for a prominent, commercially-led development opposite Northampton Railway Station.

Located in the Northampton Enterprise Zone, phase one of St Peter’s Waterside will comprise a 15,000 sqm office-based development. The land is part of a growing commercial district with neighbouring regeneration projects on the immediate horizon.

Opposite the site, construction of a new and improved £20m railway station will start in 2013, while the site also borders a planned £7.5m Innovation Centre.

Government regeneration body, the West Northamptonshire Development Corporation (WNDC), is in the process of acquiring land for St Peters’ Waterside phase one. It is inviting expressions of interest from prospective developers, with a view to releasing the site on a freehold basis.

Roger Mendonca, WNDC’s Chief Operating Officer said: “St Peter’s Waterside is a central part of plans for the Northampton Enterprise Zone. Through a combination of direct investment and use of our development powers, we are taking action to progress the scheme.

“With its riverside setting, transport links and Enterprise Zone benefits, the site has outstanding potential. We’re looking for a developer to grasp this opportunity and deliver a quality riverside development.”

WNDC has acquired a range of commercial and residential properties in St Peter’s Waterside. In May 2012 it commenced a Compulsory Purchase Order to conclude its acquisition plans and make the phase one site available.

Starting on November 20, there will be public inquiry into the Order with a final decision expected in early 2013.
